New senior living facility to be built

$21 million community to offer apartments, memory care

A new senior living community has begun construction and is set to open in Fredericksburg in November.

The $21 million Villages of Windcrest will be located at 702 West Windcrest Street and will consist of 60 assisted living apartments and 24 private memory care suites.

Managed by Solvere Senior Living, the 73,000-square-foot, multi-story community will feature a wide variety of amenities, services and programs, according to a spokesman.

The facility will feature Wi-Fi throughout, three restaurants, a theater, fitness center, salon, spa, library and business center.

Windcrest will also provide Solvere’s proprietary wellness philosophies, Salus and Valeo. Salus is a holistic approach focused on each resident’s potential to achieve personal goals through engagement and connection. Valeo focuses on wellness initiatives for those with memory impairments and incorporates methods to examine a resident’s social, intellectual, spiritual and physical well-being.

The owner, developer and builder of the Villages of Windcrest is Dallas-based Bridgeview Realty Capital, LLC.

Established by John Lanier in 2011, the firm brings decades of experience in the development and financing of commercial, office, industrial, retail, multi-family and senior living communities, according to a spokesman.

Lanier, who has developed and financed commercial real estate for more than 40 years, has exclusively devoted his company to senior housing and health care properties since 1993.

The architectural firm is REES, based in Oklahoma City, Oklahoma and Dallas.

Other amenities and services at Windcrest include a private dining room, courtyards, outdoor patios, central balcony, dog park, concierge services, 24-hour security, emergency response system in each apartment and 24-hour health monitoring. 

The Valeo neighborhood provides around-the-clock monitoring and support, courtyards and a wellness program specifically designed to stimulate those with dementia, Alzheimer’s and other related memory impairments.

There are also housekeeping, personal laundry and landscaping services, as well as scheduled transportation, maintenance and repairs. Numerous social, educational and spiritual programs complement the lifestyle at the community.
